One of the best ways to negotiate the best price is to hire an experienced Realtor that is a strong negotiator. A Realtor can research the sold homes in your area to tell you the average the list price/sale price ratio. They can also research similar homes that have sold to confirm a fair sale price.

A good Realtor knows lenders that are competitive and knowledgeable in the current programs available. There are $0 down payment loans, Kentucky Housing loans, even special mortgages available in Oldham County that are not available in Jefferson County. Helping a client pick the best program for them is an important service the Realtor and lender should do together. Being familiar with the loan information helps the Realtor structure the best offer.

Also make sure that agent’s style of communication and attention matches your expectations. You want an experienced agent but perhaps not the busiest agent in the office if you’re wanting feedback on showings, open houses, etc. A good Realtor can help you put more money in your pocket at the closing of your home and, if a good communicator, make the process less stressful.
